Galvanize Real Estate Acquires 608,000-Square-Foot Warehouse in East Windsor with Plans for Sustainability Upgrades

Galvanize Real Estate, a sustainability-focused investment firm, has acquired a 608,000-square-foot warehouse at 150 Milford Road in East Windsor, marking its second acquisition in New Jersey. The firm, which is backed by billionaire investor Tom Steyer and affiliated with Galvanize Climate Solutions, plans to implement extensive sustainability upgrades at the site to reduce carbon emissions and enhance energy efficiency.
Galvanize's plans for the warehouse include electrifying heating and cooling systems and making other value-add improvements. The facility's strategic location off New Jersey Turnpike Exit 8, close to the region's ports, adds to its appeal for potential tenants. The firm aims to leverage this location while integrating environmentally-friendly solutions.
The company estimates that its planned upgrades will eliminate approximately 65,000 metric tons of carbon dioxide equivalent over the next 30 years—equivalent to the energy use of 8,502 homes annually. The current tenant has expressed a commitment to sustainability and is eager to support initiatives that will reduce operating costs and carbon emissions.
In addition to its operational improvements, Galvanize intends to make use of the building's expansive rooftop space to generate renewable energy and participate in a community solar program to distribute power to the local utility. The firm also plans to transition the property to air-sourced heat pumps for heating and cooling.
This acquisition, following Galvanize's earlier purchase of a 245,000-square-foot industrial facility in Salem County, New Jersey, complements the firm's existing portfolio in the I-95 corridor. Joseph Sumberg, managing partner of Galvanize Real Estate, emphasized the company's focus on acquiring resilient, energy-efficient assets in strong markets, with the goal of reducing carbon emissions while providing long-term value.
With this investment, Galvanize aims to further its mission of creating sustainable real estate assets in prime markets, capitalizing on New Jersey’s attractive solar incentives, strong logistics infrastructure, and growing demand for industrial space.
