Year Ender 2024: Bollywood Stars Amitabh Bachchan, Kriti Sanon, and Suhana Khan Boost Alibag’s Real Estate Market

Alibag, a serene coastal town located an hour’s drive from Mumbai and accessible by ferry from South Mumbai, has emerged as a preferred real estate hotspot for Bollywood celebrities and high-net-worth individuals. Known primarily as a second-home destination, experts predict that Alibag could soon evolve into a sought-after first-home market, thanks to increasing investments from prominent personalities and developers.
Amitabh Bachchan Invests in Alibag
In April 2024, veteran actor Amitabh Bachchan acquired a 10,000 sq ft land parcel in Alibag for ₹10 crore from The House of Abhinandan Lodha (HoABL). The plot is part of a 20-acre development launched by HoABL in April 2023. Earlier, in January 2024, Bachchan made headlines for purchasing a 10,000 sq ft land parcel in Ayodhya’s The Sarayu, a luxurious 7-star mixed-use project by HoABL, for ₹14.5 crore.
Kriti Sanon Joins the Alibag Real Estate Club
In July 2024, Bollywood star Kriti Sanon purchased a 2,000 sq ft plot in HoABL’s Sol de Alibaug project. The acquisition came just three months after Amitabh Bachchan’s investment in the same project.
"Buying land on my own has been quite an empowering journey, and I’ve had my eyes on Alibag for a while. I was clear about wanting peace, privacy, and a solid investment for my portfolio," Sanon said.
Suhana Khan’s Alibag Acquisitions
In February 2024, Suhana Khan, daughter of actor Shah Rukh Khan, made her mark in Alibag’s real estate market by purchasing a 78,361 sq ft farmland in Thal village for ₹9.5 crore. The transaction involved a stamp duty payment of ₹57 lakh, according to documents accessed by IndexTap.com.
Additionally, in June 2023, Suhana had acquired a 1.5-acre agricultural land parcel with three structures in Alibag’s Raigad district for ₹12.91 crore.
Alibag: The Next First-Home Destination?
Traditionally a weekend and holiday retreat for wealthy individuals and celebrities, Alibag is now being considered as a viable first-home option. Real estate consultants attribute this trend to increased demand for peaceful living post-COVID-19, with several upper-middle-class families investing in holiday destinations near major cities.
Property prices in Alibag vary depending on location and proximity to key points like the Mandwa jetty. Plots in prime areas are priced between ₹2.5 crore and ₹4 crore per acre, while those closer to the jetty can command a premium of ₹8 crore to ₹10 crore per acre.
Emaar India’s Entry into Alibag
In 2024, Emaar India announced plans to enter the Alibag market with a premium residential project comprising 84 villas spread across 25 acres. Each villa is priced between ₹9 crore and ₹15 crore, with the total revenue potential for the project estimated at ₹700 crore.
A Growing Investment Hub
With top-tier developers like Emaar India and celebrities investing in Alibag, real estate experts believe that the coastal town is on the verge of a significant transformation. Whether as a serene retreat or a permanent residence, Alibag is poised to become a key player in Mumbai’s extended real estate market.
